Trust me, you DONT want to live here
Worst property management company ever. You are a cash cow to them.
They do illegal things and they do not care about your enjoyment of the space. How they keep tricking people into renting from them is beyond me.

A bad faith management company
CLV group recently bought the building on Fielding in Montreal. They served us with a rent renewal 6 months before the rent is up.
When trying to ask for information pertaining to the original contract as well as find out general information about the place, they act in bad faith and refuse to answer my query or be rude in their response.
I would caution any reader from renting a CLV property. They negotiate in bad faith, and you must chase them to get what you are legally allowed.
CLV Management, lowest paid staff, hiring Firing
CLV a horrible money hungry group of companies. The board of Directors never visit to take feedback from employees.
Honest companies always do Anonymous surveys to find out how they improve their business.. But Clv does internal surveys with names attached..what a joke...Upper management is not interested in listening to employees at all never...ever...! Local managers all suck and please senior managers...thus hiding reality. Very badly managed accounting department.
Maintenance and staff spend their own money on gas and other day to day tools... gas cards are only given to those who flatter managers.. no honesty... no increase...
not even at inflation rate... one manager who has not work to do is Cindy ..near Hamilton... She and her husband do nothing...
just pass time here and there just because Cindy is very close to a fat *** senior manager Dave....who works as pathetic as his physique is !
What a joke... no direct feed back is taken by Director president McMahon....stay away from working in this company

Really bad services
I have been living in that builiding for 2 years now and trust it is the worst experience as a rental proprieties:
*first i had a parking that i payed and many times some else came to park on my spot; i reported to the administration office and they did nothing about it
*there is 3 elevator in that building and every month one of goes down, lately one of the three has been shut down for 8 months and the 2 others renaming work intermittently
*whenever you call their line they don't pick up, they don't call you back except if you leave a message describing that you're calling to rent. And they do that on purpose. If you call for call to report a problem or anything else they don't pick the call.

Racist discriminating sexist hateful
The employees at the wonderland location are Racist sexist discrimination hateful know and feel empathy no sympathy for the residence they don’t deal with maintenance in the units whatsoever and if they don’t want to give something to you or maintain something in your unit they just keep taking off your maintenance request and just keep denying it but not telling you why Mike the property manager he’s racist and he definitely steals money from the CLV Grouop and Ottawa allows it

Building issues
Late June I developed a rash my Dr was on holiday so I had to go to a clinic. 4 Drs later I was told I have bedbugs.
I contacted the property manager requesting treatment and I needed somewhere to go while the treatment took place I am on disability and have 2 cats. I requested based on my Drs advice to be out of the apt 24hr. I was told this was my problem and there was nowhere in the building to put me. Finally after much pushing he found me an apt.
The day of I pack my cats head to the apt only to find it is totally infested with cockroaches big and little live bugs. They were crawling everywhere I had to confine my cats and remain there until I could re-enter my apt several hours later. This seems very unacceptable. I am now at at risk to get cockroaches too.
The building has several apts with untreated bedbug issues as well as the laundry is also full of them. What can I do it’s a very difficult situation
Failed to meet their deadlines and fulfill promises
I was promised time to move in as the apartment renovations were completed. I was told the renovations would be done by the beginning of that move-in time.
That move-in time expired and I didn't move a thing in because the toilet was still not installed and the front door did not lock. I was told to sign my lease anyways and that we'd be able to discuss the move-in date later. I was confident they would stick to their word but nope! I was told later that since I signed, that's it.
It's a done deal.
It's 3 weeks later and the door only locks properly now.
I never want to deal with this company again. They're out for the money and don't care for their tenants and their needs.

I don't live here but my partner does and I am here often. The elevator is always broken.
The basements heating is messed up so its like 40 celcius in the summer. When he moved in 3 months ago stuff needed repairs, he was told a week, 3 months later nothing. On top of that we have got many parking tickets which wouldnt happen if they gave him a parking spot like they said they would. There are empty spots but there arent any available???
On top of that a woman lives here and shes so loud. Constantly just singing or screaming and being annoying. Lastly the super.
Hes followed me outside and watched me do things, ive witnessed him yelling and screaming and acting violent twice and it made me fear for my safety. Avoid this building at all costs
Rude costumer service
Called the main phone line to get get some info on what number to call to give my 2 month notice, she was very curt with me right off the bat, she told me to check my lease, when I said I have no clue where my lease is since we moved in when minto still owned the buildings, (5 years ago) she audibly sighed and then and yelled across the room and asked her co-worker if they took care of that my specific location, the co worker said no, so she answered back to me that it's not her location and then hung up on me as I was mid sentence to ask if she could point me in the right direction.
I couldn't believe the unprofessionalism, I was literally left looking at my phone shocked in disbelief that she had actually hung up on me.
Terrible evil company
Don’t rent from this company. I live there for a little over a year, they gave me a hard time In breaking my lease!
They also gave me a 700$ bill for a couch that was left outside. Immediately after I left they sent my information to the creditors and also said I left the unit damaged even though a walk through was done by one of their workers saying everything was up to par.
They are rude, cruel and have overpriced units. The only thing this company cares about is money.

Had to sell 2nd born to try and get an apartment.
This company want a second signature from my daughter and her spouse to be able to qualify even after they took there money. Daughters spouse has a perfect credit rating, nope not good enough.
I agreed to co-sign but my 20 years in same place didn't qualify as im on sick leave.
They wanted to know my illness and return to work date, FOR AN APARTMENT I WON'T LIVE IN have my own house. Harrass me more why don't you, i need a transplant, feel better CLV Group.

Zero flexibility - Don't sign anything with them
They are not flexible with rental termination dates and really don't even try to suggest options. I was interested in moving to a smaller unit inside same building but I got just a big "I'm sorry, we can't help you" even with me being there for additional year.
If you think life is all predictable, you may find them okay but in case you need support, well, good luck.
Also, be aware of a big (!!!) list of additional costs when signing the termination notice.
If you still think it's a good idea to move in, I strongly recommend an additional fund, for inflexibility costs.
Terribly unsatisfied with this company reason why I am moving elsewhere without thinking about it.

Read the fine print and record everything they tell you
Be aware of this company once you fill out an application and are accepted you are ten tied into a lease even before its signed. If you decline the apartment they keep your deposit cheque. It’s sad that the do not disclose this too you.very dishonest company and employees are rude arrogant and don’t return phone calls or messages.
Horrible and rude management
I currently live in the buildings at Southvale in Ottawa and I can tell you thy both the Maintenace and Property Manager are by far the rudest and most incompetent people I have ever had to deal with.
The buildings so called maintenance person never cleans the building. I have made numerous complaints which simply get ignored. It’s only done on Monday’s and for this I’m embarrassed to have guest over with the state of the building. Especially now with the winter, they should be cleaning more so because it is required and they need to clean up after the people who do not clean up after their dogs outside all door ways. It’s unfortunate that the dog owners themselves are not doing this as they should be but regardless the maintenance workers, should be cleaning this up. It is absolutely disgusting. The majority minus one maintenance staff worker here are completely incompetent and cannot fix or do half the things they are asked to. They clearly just hire anyone with no experience and very rude again and unapproachable.
There are 2 elevators with one that is constantly broken and taking the stairs is gross because you can’t even hold onto the railing because it’s dirty from the snow dripping down from the upper floors that again, don’t get cleaned up by the maintenance staff.
If you have a question or concern to address to either the office manager or property manager, they are very defensive, rude and lazy and would rather do anything other than assist you as that is a part of their job.
I am looking to move out ASAP and will never ever rent again from CLV Group and highly recommend not to do so yourselves. If you ask them what your rent go toward their answer is “the property manager”. So maintenance or anything else that you would expect to have in a rental does not apply to this company nor are they concerned about it. Just be aware and cautious renting from them and if you can, just simply don’t.
Stay away from them
Right now I’m taking cold shower in the middle of winter for the 5th time this month!
I called the maintenance and they said everyone has already left.
Seriously CLV group???
Am I paying 1,400$ for this awful service?

They are scammers and liars, they pretend that they sent out a rent increase renewal notice and apply the rent increase without your knowledge, when they were asked “when and how did you notify me of the rent increase”, one tenant was actually told “Our lawyer deposited the letter in front of their door 6 months ago »... and this was during the pandemic ... Tenant refused to make the extra amount payment, heading to court to dispute those fees
How did he court proceedings go? Asking cuz they are trying to kick us out even tho we've chased them for months about damages and our rent
