Never rent from CLV or a property you think might get taken over by CLV - the latter is difficult because by law they can keep management changes a secret even if you have a lease with them. CLV likes to take over lower income properties (not slums, just cheaper) and then do whatever they can to justify a huge hike in prices, while treating the current tenants like filthy animals that need to be uprooted and relocated.

A few years ago they drove out an entire apartment building of lower income families with young children next to a school to double up the apartments and make shiny expensive lofts (which are mostly empty now because it's too posh for this area!). They just took over our building which is down the road, and they seem to be trying to do the same thing to us. The "improvements" are actually maintenance issues (gardening, roofs, painting) that are being done on the outside of the building. They renovated the insides a couple of empty apartments so they could photograph them (as seen on their advertising website) but the rest of the units still look like they always have, average, and that's what we all live in.

Despite having the money to do all those things, when there is a serious problem inside like sewer backup (caused by their tiny low flush toilets in an old building) they are nowhere to be found and it's your time, expense, and health at risk to clean it up yourself. We lost some and one of our neighbors lost ALL their stored possessions to sewage, and CLV didn't give a flying rat. They won't clean up after previous tenants before you move in either - that's your job. They have 0 respect for you as a paying client the second you sign a lease.

They lie about many things to get you to sign. They didn't even paint the inside of our unit. CLV will give you attitude over the phone if you stand up to them, and even if they agree to fix it it's just to shut you up; they will never come and actually do it. It's your problem now!

They also like to take time to do "inspections", which is code for making sure that you aren't doing anything they deem unsavory in your apartment. Guy ran through my entire carpeted unit with his dirty shoes on (refused to remove them or put on booties) just to make sure I wasn't harboring an extra tenant somewhere. Insulting, and I'm not even sure if that's legal. They said they we're looking at the electrical stuff but they never even went near it and he was literally running around while searching my unit - it was clear they were looking for something else and don't trust (or respect!) their tenants.

We are expecting that CLV will do whatever they can over the next year to get all the current tenants to leave so they can raise prices as much as they want. We've already started looking for a new place to live, which is a shame because we like the community and planned on living here long term. They started today by ripping up everyone's front gardens without warning - people were encouraged to plant flowers by the management to build a community feeling. This was a nice safe area where lower income people could find some peace and now we're under attack by the people that we're paying to live here.

Abysmal treatment.

Greedy and completely unwanted. We don't need more expensive condos that no one can afford, leave our community alone!

Funny, we are dealing with the same *** right now. Move into forest ridge townhouse a couple months ago, store our stuff in our basement.

We get a knock on our door from the neighbour saying that when their basement backs up so does ours. Now a bunch of our stuff is ruined and covered with literal pieces of *** etc.

Funny the omitted this information from us when we moved in. I will be filing with the LTB against them if they do not remedy my issues.

You don't have to move. They'll come up with bogus move out charges anyways and send a collection company after you.

Read the CBC article about negative online reviews. Keep records and stick together. Call a lawyer, legal aid, and start a tenant association - even if it's an informal one. Go to the landlord tenant board.

Stand up to the bullies.

The smart ones stay and MAKE them do the right thing. Reaching out....
