Very discriminating I guess somebody has a medical issue and they lie very discriminating against somebody has a medical issue that's unable to do something they want you to do so they banned you from going into the office and deny service from you why you're trying to pay your rent I

My friend moved into the building in Sept. and has issues that require a health care worker to visit daily.
They can't always gain access to the building because she doesn't always answer her phone. I asked the girl in the office (who is very rude) if there was a way for these workers to gain access. She suggested they each buy a key fob at $50 or call the police to do a wellness check (not sure how they would get in).
When I suggested there should be a way for PSW'S to get in she said that"this isn't a nursing home". With that attitude not a great rep to have as your first point of contact.
I know there are many seniors in that building that deserve a little more care, compassion and understanding than she demonstrated.
User's recommendation: If you know of an elderly person who requires medical aids coming in to assist them on a regular basis avoid this building.

Company fixed the issue and I have been provided with apology.
I received with satisfaction the visit of the building manager. All repairs in my apartment will be done in a few days, he promised me.

Horrible management
If there is a serious problem and you need to get in touch with management, forget it. They are faceless, and unwilling to communicate with tenants.
They just bought our building in Kitsilano Vancouver, and with all honesty, absolutely the worst. I thought Hollyburn was pathetic, but these people bring down to a whole new level of bad, rude,

Long Term Mouse Infestation
I have had mice for eight months in my apartment and the owner's
method of simply filling poison bait traps is not working. The mice are in the building as well as in my apartment and have ruined my furniture and clothing. I have done everything I can to solve this problem and
they rarely answer or return my phone calls and often don't answer emails either.
User's recommendation: I would not recommend every renting here or any other apartment building owned by this company.
There is a mouse infestation in the building and I have had mice in my apartment.apartment for eight (8) months now.
The problem has been ongoing for eight (8) months. I have done everything I can to solve this, but the entire building has to be eradicated.
The owner's methods aren't working, e,g. poison bait traps.
User's recommendation: Unless you want mice in your apt. don't move here.
Renter Beware!!
This company is completely not above board!.. They require you to pay a deposit when submitting your application for rental, not when your application is approved, these funds are sent to them via electronic transfer, which they are set up to receive but if you are not approved for their units they expect you to wait 2 weeks to have your funds returned to you VIA CHEQUE ..funny they don't say that up front.A

The maintenance man "SAM" who looks after the Hamilton area was sent to my apt. to do a repair because mice have inundated my apt.
#305 @ 157 Pearl St.S., in Hamilton. He did everything in a timely fashion, was very neat and tidy and respected my belongings. I would have him come back anytime to do any repairs for me. I believe Rhianna is his supervisor or the Property Manager.
At some time in the past, I also had "COURTLAND" repair and replace rods in my closets. He did an exemplary job as well and, again, he was courteous, neat and tidy. Both these men are keepers. I am "NOT" a pissed consumer, but didn't know where to put my assessment.

Poor Business Practises
Tenant parking only. So they rented out a parking space to people without cars and have arrangements for family members to use our parking spaces because where they have to park is too expensive.
Making actual tenants with cars wait for a space.
They "upgraded" the entry with an electronic system that is unreliable and refuse to give a metal key for proper entry into the building.
Snow shoveling is never done when my kids leave for school at 7:45. Which means more is expected from my children than their employees.
They don't care about privacy of their tenants, as they took pictures of my children and posted them on their facebook page without my knowledge or permission.
STAY AWAY FROM THIS PLACE.
Over priced for what you get. Laziness employees just don't care.

Conplaim about condition of living enviroment
CLV group bought the building on Milton Rue in Montreal in fall, 2018. They started construction work in and outside of building in April 2019.
The noise and dust relate to the work is unbearable to human.
CLV group offered nothing to existing tenants before construction started. They just want existing tenants to leave, or end lease. They try to double the rent cost on them. If tenants don't agree, CLV use its power to noise them by using power drill every day.
Some existing tenants just have to moved out to end suffering.
Now, one bedroom with 3.5 cost $1450 exclude hydro, construction hasn't finished yet. Noise is still going on.

The building was purchased by CLV and went sharply downhill
Since CLV bought the building, they fired the security guards, decommissioned the garbage chute, did not repair the thermostats when they broke, so we need to open our windows even when it is below freezing outside so that we don't ave heat wave temperatures indoors, destroyed what was a perfectly good lobby including punching holes in the ceiling and disabling smoke alarms and security cameras and have left the lobby in that state without any additional work for up to a month now, closed the administrative office so you need to walk a mile to another building, and decommissioned the garbage chute so that 300 people all need to take the elevator to the basement several times a week in the middle of a pandemic. We have one shelter for drug addicts across the street and one for alcoholics within 1/4 mile, so those security guards were very important in making sure nobody barges into the door after you when you enter the building.
Now we all need to be really careful, and if a vagrant sets himself up in the entrance we need to call the police ourselves.
For now we are using online COVID violation reports to get them away from the building entrance. If that ever ends, we will end up calling 911 once they have penetrated the building.
User's recommendation: avoid any building owned by CLV. If CLV buys your building, do not let up on the complaints about all the services they remove.
Crook
We applied for a place on September 5th and the person who showed us the apartment was a summer student who didn't tell us she wouldn't follow through with the application. She took our money (last month deposit) and partial application details as we didn't have everything on us.
She passed it along to someone else who then asked me for everything all over again and wasn't knowledgeable about the application requirements/credit checks etc. She then leaves without telling us and we get passed along to a third person and have to RESUBMIT everything all over again so now our private sensitive documents are sitting with 3 people. It took 2 weeks for them to pass our info to the application department and I had to chase them every day to get answers or they wouldn't keep in touch. They knew we were moving from across the province and needed a place by Oct 1st, so it takes time to plan the move.
Meanwhile they are holding my money which other places like Minto apartments don't do. They didn't even do a credit check and just flat out rejected my application and told me to drive 5.5 hours to get my refund. I found one of their offices half hour away from me and confirmed that they could process the refund. We got there waited 1.5 hours and they couldn't get the machine to work so they asked us to drive another 45 mins away (over an hour away with traffic) to get our refund.
It was the worst apartment hunting process I've had in my 19 years of renting!
Now they refuse to delete my personal documents and said they have to keep on file for 3 years but they declined me and I have nothing to do with them. They are crooks!

Leaking Fridge
The fridge is constantly randomly leaking liquid from the bottom. Today was the icing on the cake when I pulled my egg tray out to wake up to 9 eggs completely smashed as the back wall of the fridge is creating so much condensation even the egg itself is wet!!
Clv Group are cheap.
Learn to fix your problems not patch it up.
Compensate for your problems. Don’t charge me more rent for a *** box.

Clv stole my money and kicked me out.
When I was living at CLV Forest Ridge, there was an ongoing issue with the residence manager, Jennifer Turner, who had the ongoing attitude of "it's not my job". The oven smoked up when we we're cooking, there were several things just broken, they were charging us for hydro for the previous months before our tenancy, and I had to pester them to be able to have a livable space.
The real problem is that I was having issues with my other cosigner who just left the house and refused to pay the rest of the rent for a month.
Mid month, instead of the company contacting them and the guarantors by both phone and email about it, they decide to send us an N4 and scare us into paying the amount a little over 800$ or leave in 14 days. I tried negotiating using half of my last months rent to cover charges, get rid of the N4 and give us a little extra time. They went through with that. (Mind you, nothing was made through contract because they insisted on email because its less paperwork for them)
I went to their office after evacuating my place to get the remainder of the last months rent which is what I paid in full and signed at the beginning of the term.
They refused and only offered me half since I'm on a joint lease. Thise leaves them stealing about 1200$ from our deposit that I've paid in full at the beginning of our lease AND leaving me homeless.

Yes on Kitsilano buildings; total do not comply with RTA requirements; no response to emails; serious pest control problem - nothing done just lay down bait traps that the exterminator says the mice do not touch -- everything needs to be sealed - have yet to do it six months later - have spent hundreds on my own traps.
